Apple hints at iPhone 5 for Sept. 12 Apple Inc. on Tuesday invited reporters to a news conference next week in San Francisco with a message that suggests that it will reveal the iPhone 5, as expected.

The email invitation shows a big "12," for Sept. 12, casting a shadow in the shape of a "5."

Various unconfirmed reports have pointed to Sept. 12 as being the day Apple Inc. shows off the new phone, which is expected to go on sale a week or two later.

The next iPhone is expected to have a taller screen and the ability to access the latest wireless data networks in the U.S. Analysts expect it to set sales records.

Other unconfirmed reports say Apple will reveal a smaller version of the iPad, taking on competitors like Amazon.com Inc.'s Kindle Fire, which have nibbled on the edges of the iPad's dominance in the tablet category.

Ageing and Disability: The Ramifications of Longevity of the ...

Ageing and disabilities are inter-related and that constitutes human?s genetics and pathological properties. Thus, being elderly is a process and expected but, being disabled is an addendum to these holistic trajectories of chromosomal makeup of mammals for which humans are one of them. These metamorphosis characteristics are inevitable though fluctuates and, or depends on once ?moral luck?. In our human experiences, it could be overwhelming to be elderly but, to be disabled is even more devastating. Thus, living with these distinctive features could pose some difficulties to undertake activities of daily living. The compound effect sometimes might be unhelpful and demoralising to most service users as they are living longer and incapable of attending their needs.

For some, undertaking holistic functional activities of daily living could be prodigious. This is particularly apparent with people who have severe pathological and physical defects or challenging behaviours. As disabled people are living longer, their needs are becoming critical or substantial and that could be presenting difficulties in terms of physical and financial to both the informal and formal caregivers. It is now been observed in practice that ?Pathological Demand Avoidance Syndrome? client group (PDA) is at increase and are living longer than other disabled people. This ailment is part of autistic spectrum and their care needs are complex and requires specialist input at all-time due to unpredictable nature of their condition.

This condition is a lifelong disability that affects boys and girls in society. People with PDA need different amounts of support depending on how their condition affects them. The main difficulty for people with PDA is their avoidance of the everyday demands made by other people, due to their high anxiety levels when they feel that they are not in control. However, because they tend to have much better social communication and interaction skills than other people on the spectrum, they can use those skills to disguise their resistance through common avoidance behaviour.

People with Pathological Demands Avoidance illnesses usually experience increased difficulties throughout their lives. They often imitate inappropriate exhibitions within a setting and may cause chaotic and distressing home life situations. This is the reason why they should have high input of support systems at all times. Autism is an overwhelmingly male diagnosis ? it has even been described as the ?extreme male brain?. The question is why do women only make up one in four of those diagnosed with autism? Are women really less likely to have autism or are they just slipping through the net? Could it be that they are just better than their male counterparts at adapting to social situations or are simply more skilled at pretending not to have autism?

However, disabilities in general is inter-twined to sensory processing which describes our ability to take in information through our senses, organise and interpret that information, and make a meaningful response. For most people, sensory integration develops in the course of ordinary childhood activities, but for some people with disabilities despite the classifications (autism, learning difficulties, learning disabilities, cerebelle palsy et al) sensory fraternization does not develop as efficiently as it should. Nevertheless, longevity amongst disabled people is on the increase and costing health and social services as well as the informal society a lot of money.

In the recent economic meltdown, questions are being asked whether the national health and social care would be able to continue to absorb increasing costs to maintain the statuesque. Does this mean that public opinion is shifting against normalisation of disabled people and their support systems? On the other hand, demographic change is presenting some difficulties to both the informal society and the wider welfare organisations that could support the aged and disabled. The latest census in the UK (2011) showed there are older people than the younger adults and this an issue of concern, which needs to be thought through, while adequate economic and structural adjustments are made to sustain holistic care needs of disabled people and the aged.

Therefore, planning for continuing care for the aged and disabled people is now paramount important hence this is likely to affect every citizen of the state in their lifetime. This challenge calls for political alliance hence non one political persuasion or organisation has the qualifications to deal with increasing disabled and older peoples? health and social care needs. Care needs are not limited to a certain group of people, it rather poignant to all and sundry thus; collaboration between local and national governments as well as merger between health and social care would be appropriate and welcomed

Balotelli undergoes successful Lasik eye surgery

MILAN (AP) -Italy and Manchester City forward Mario Balotelli has undergone successful Lasik eye surgery.

The Gazzetta dello Sport reports that Balotelli had the procedure Monday, a day earlier than scheduled, to avoid having photographers and reporters waiting for him outside the laser surgery clinic in his hometown of Brescia.

Balotelli needs to rest now for 10 days. He is sitting out Italy's opening two World Cup qualifiers against Bulgaria and Malta, and is questionable for Manchester City's Champions League opener against Real Madrid on Sept. 18.

Balotelli is near-sighted and has worn contact lenses for years but the lenses have caused allergies recently and an abscess that led to conjunctivitis, which ruled him out of Italy's friendly with England last month.

Kinship & Culture: A Mainstreamed Strip Club and an Extended ...

Two links today. First, ?At Stadium Club, young, professional women party while others strip,? from my hometown daily:

It?s Friday evening in D.C., and three women arrive at the Stadium Club, a converted warehouse in Northeast. It is flanked by rundown brick buildings and a gritty car repair station. Rough gravel replaces sidewalks, and the street is largely deserted. Other than the club, the only sign of life is a gas station a quarter of a mile away. Stadium is like a diamond in the rough, but in the way tarnished silverware shines when placed next to plastic spoons.

The women go inside.

?I wasn?t expecting it to be this nice,? says Rashanda Robertson, 33, an Atlanta native who?s in the city for graduate school.

Tonight is her first visit to a strip club. To her left and right are clusters of women, outnumbering the men. Women in heels. Women who teach. Women who advocate as social workers. Professional women. Heterosexual women. Women just like her.

Unlike many strip clubs ? which are narrow, dark and dominated by men ? Stadium, with color-changing chandeliers lighting up 14,000 square feet, has become a chic hot spot for young African American women. They host bachelorette and birthday parties here, buy rounds of drinks and chitchat while other women work the pole. The club is a bucket-list item for black yuppies. It falls somewhere between Dupont Circle day parties and concerts at The Park at 14th club. ?

?Sixty percent of the club on any night is women,? Redding says.

I AM now a statistic. Earlier this summer, the United States Census Bureau reported that the number of adult children living in their parents? households had increased by 1.2 million between 2007 and 2010. Shared households accounted for 18.7 percent of all American households in 2010, up from 17 percent in 2007. Most of those children were between age 25 and 34, but I had suddenly joined their ranks at a considerably older age.

In August 2010, as my husband, Daniel Rivkin, and I approached our 50th birthdays, we were suddenly forced to move into my parents? home in Michigan with our three teenage children and dog. Never mind that my older brother, who had lost his job the previous year, was already in residence in one of their basement bedrooms ? my parents? three-story rambling colonial home quickly accommodated us all. ?

Without the emotional support of my extended family (I also have more than a dozen cousins who live in town), I don?t know how we would have readjusted. But I also found it extremely awkward initially when new friends learned of our living arrangement.

Bogota, the stylish capital of this stunning Latin American country, is perched 8,000 feet above sea level, at a much greater elevation than mile-high Denver or the highest peak in Africa, Mt. Kilimanjaro. According to reports from the U.S. Franchise Trade Mission to Latin America, Bogota?s altitude may hint the heights U.S. franchising can reach in this booming country of more than 46 million.

RadioShack made national news during the trade mission co-hosted by the International Franchise Association, the U.S. Commercial Service, and Franchise Times in late August with a ribbon-cutting at its first store in Colombia.?It didn?t hurt that the Deputy Chief of Mission at the U.S. Embassy here, Perry Holloway, wore the RadioShack uniform as a store employee early in his career and continues to be a fan. ?Can we look around the store?? he asked, waving off reporters and other officials during the visit as his eyes crawled over walls of gadgets and electronic gear.

RadioShack, now operating in 31 countries with development underway in a total of 40, has ambitious plans, including being the world?s number-one battery retailer.

?Wherever a battery is sold, we?d like it to be a RadioShack battery,? said Marty Amschler, Vice President of Global Franchise for the company. ?Batteries are universal, like many of our products,? Amschler adds. He and his partner Benjamin Simon, Senior Director of International Development, have spearheaded global development for the electronics powerhouse, establishing a significant footprint and revenue streams at a feverish pace. But, please, don?t call either one an Energizer bunny.

The trade mission got an extra charge from Nicole DeSilvis, Commercial Attach? at the U.S. Embassy in Bogota, whose thousand-watt smile led the 25 brands, all IFA members, into the tony El Nogal Country Club ? 12 stories of luxurious meeting rooms, restaurants, an Olympic-size indoor swimming pool, world-class fitness facilities and an art gallery.

Ambassador Michael McKinley, juggling calls from his cel phone as reports of renewed peace talks with the rebel group FARC presented a possible breakthrough on a long-running challenge in the country, pivoted from the political to endorse the franchise trade mission. ?There is a revolution in retail in Colombia,? he said. ?You will find business partners who are willing and able, and you will continue to have our full support.?

Despite challenges like security and lingering poverty, Colombia is the fourth-largest oil producer and the number-one coffee producer in Latin America, with an economy that expanded by 7.7 percent in the third quarter of 2011, projecting growth of nearly six percent this year.

In the El Nogal Club, the fruits of the expanding economy could be seen, with Herm?s ties almost standard and a suit-and-tie-only dress code reflecting Colombia?s formal business culture.

Bogota was a big hit for FOCUS Brands, whose Latin America development will now be spearheaded by Keith Carleton, Director of International Business Development. Scott Chorna continues in a similar role focused on Asia, the Middle East and Africa. ?We?ve been pleasantly surprised not only by the number of appointments but the quality of the prospects,? Carleton said.

Cinnabon and Auntie Anne?s are already established on the continent, as they are around the world. The pretzel ?is a blank canvas,? Carleton says, ?so regionally, you can adapt it with sugar, ?dulce de leche,? (caramel in Spanish) and other local flavors. In Asia, he says, a dried seaweed topping is sometimes used in place of salt.

?We need to protect the heritage and consistency of the brand, but we recognize that customers may prefer other flavors and other sizes, and we encourage that,? Carleton said.

Whereas Moe?s Southwest Grill is a more complicated concept with larger start-up costs, Carleton points out a similar Latin American concept call Tommy Beans that is fairly well established. The competition doesn?t worry him. ?We can point out that our quality and our brand representation are superior,? he said.

Popeyes Louisiana Kitchen?s Tim Waddell feels similarly about a local brand offering fried chicken in Colombia. ?We think Frisby really needs some competition,? Tim Waddell said, referring to a chain with 100 restaurants in 24 Colombian cities.

The Commercial Attach? agreed. ?No question about it,? said DeSilvis, a cheerleader for U.S. franchising in Colombia, just extended? her tour of duty in the country.

The hunger for U.S. food brands is so strong that Hair Parra of WingZone signed a master franchise agreement for the country before the trade mission ever touched down in Bogota. Investors contacted Parra, an owner of the company, after reading about the trade mission and contacting U.S. Embassy officials.

?The groups we?ve seen have been very good,? Parra said. He estimated that 90 percent of the candidates interviewed in Colombia were qualified.

?We are so pleased with the overall resounding success of the franchise trade mission as the key objectives were met,? said DeSilvis. ?The excitement in U.S. franchising that this mission has stirred has been exceptional and we look forward to riding this wave as far as it will take us.? Franchising is on the tip of everyone?s tongues right now and the U.S. Commercial Service, IFA and Franchise Times are proud to have spurred this flurry of interest in the South American market.?

Become A Mortgage Refinance King Or Addict To - Financial Samurai

Refinance Documents On The BeachThere are two things I love about personal finance: 1) Making money and 2) Saving money. Both require effort, which is one of the key themes on this site. Money isn?t just going to start falling from the sky. You?ve got to work harder than everyone else, come up with better ideas than everyone else, and produce more than everyone else to make more than everyone else.

The great thing about making money is that it is often NOT a zero sum game. You making more doesn?t mean someone makes less. The pie is enormous and there is no monopoly on becoming rich!

The perpetual decline in mortgage interest rates has been an absolute boon for many. Anybody with a loan-to-value ratio of 80% or lower should be able to lower their mortgage rates quite dramatically. With a full 30% of my net worth invested in real estate, I?m maximizing the ideal mortgage amount to shield myself from taxes and keep the perpetual cash flow going once I?ve lost all energy and desire to make money on my own.

My interest payment on my primary home mortgage has literally gone down by 50% since first buying my primary house eight years ago (~5.5% to 2.625% interest rate). Meanwhile, the house value has realistically increased by roughly 10%-13% thanks to a flood of innovation and jobs in the Bay Area. During the bubble, the house was probably up by as much as 25%, but alas, those ridiculous valuations were unsustainable.

Reducing debt doesn?t take as much effort as making more money. That said, reducing debt does necessitate action. The only debt I have is mortgage debt, because years ago I paid off my student loans from business school and I never carry a revolving credit card balance. Right when Bear Sterns blew up in 1H2008, I became acutely aware of my mortgage debts across three different properties and the risks of not managing such debt properly.

MY MORTGAGE REFINANCE HISTORY

Making more money was straightforward from 1999-2009 because I was going through the growth phase of my career. If I was just an average worker and survived for 10 years, I would see a steady pay increase. This is the case for almost everybody I know.

Saving money was also straightforward. Ever since my first job in NYC, I decided to save 50%+ of my after tax paycheck because I didn?t expect to survive for long in finance. A 50%+ savings rate was therefore automatic and required no action after the first year.

What did require action and lots of patience was refinancing my largest debt, my primary home mortgage. I would have been perfectly happy with my initial mortgage until I realized what the Fed was up to.

2004: New house purchase. 30-Year Fixed at 5.5%. Soon I realized how stupid it was to pay 5.5% for a mortgage when there were much cheaper rates out there. I am a big advocate of borrowing at a 5-year adjustable rate mortgage over a 30-year fixed. The article goes into detail as to why.

2005: Mortgage refinanced to a 1-month Option Arm at 1.25%. Went from one extreme to another. My payments got slashed by more than 70% and I was loving it! The 1 month loan followed LIBOR. ?I wish these loans were available to all again instead of just Mark Zuckerberg, who I don?t understand why he has a mortgage at all.

2007: The economy and the stock market are on fire and rates are inching back up. I feared having a mortgage rate based on a 1 month index like LIBOR could really screw me over if inflation started rising. As a result, I refinance to a 5/1 ARM at 4.125%. At the time, I was paying an interest rate of around 3.5%. What a big mistake!

2009: The world is now ending and 5/1 ARMs have fallen to 3.625%. I immediately jumped on this refinance since 3.625% was a nice 0.425% lower than my existing loan of 4.15%. Refinancing to this level was the one good thing that resulted from such an economic meltdown.

2011: With the Fed?s announcement to keep rates low until 2013 and their Operation Twist strategy to make sure long rates don?t rise, the 10-year yield plummeted to around 1.85%. I did a no-cost refinance of 3.125% in the Fall and thought I was absolutely done for sure! I extended my lock for another 5 years and planned to live in my house until the rate expired in 2016 and reconsider.

2012: Rates continue to go down even though the markets recover from their 2011 summer malaise. Europe starts imploding again and there is a flight to safety in US dollar denominated assets, including US Treasuries. The US Treasury 10 yield yield drops to below a record low 1.5X% for a brief period. I call my mortgage officer again when the yield rebounds to 1.7% and he tells me I can now refinance no-cost to 2.625%! Banks start lending aggressively again, accepting smaller margins to win market share. Despite taking forever to refinance, I?m happy I did because my interest payment is now 50% lower than when I first bought my house. Meanwhile, rents have risen by 50% in the same period!

The mistake: In retrospect, my error was getting shaked out in 2007 by the rise in rates. If I just sat tight, I could have saved myself tens of hours and thousands of dollars in baked in refinance fees because my rate would be the same or lower. That said, I do find comfort knowing my mortgage rate will be fixed for the next 5 years. As someone who is now retired, having a fixed rate of 5 years makes the appreciation even more.

The bad: The entity who makes money in all my refinances is the bank. Although all my refinances have been ?no cost, no cash outlay? refinances, the fees the bank earns are embedded in my rate. In other words, I woud get an even lower rate if I didn?t have any fees to pay. That said, everybody wins in this scenarios because I?m still getting a lower rate.

The good: The average spread of my shorter term fixed rate and that of a 30-year fixed rate was roughly 1.5%. At every refinance after my initial mortgage the rate was lower. Given the ideal mortgage indebtedness if you can afford it is $1,000,000 ($1,100,000 if you include a HELOC), the average savings a year is therefore 1.5% X $1,000,000 = $15,000. Multiply that by 8 years and that equals $120,000 in interest savings by borrowing at the short end of the rate curve and refinancing.

The real good: If all I did was sit tight with my 5.5% 30-year fixed from eight years ago, I would have end up spending more than $200,000 in interest in eight years. Thankfully, I didn?t just sit on my hands and do nothing. The combination of refinancing and borrowing on the short end of the curve has saved me over $200,000 in mortgage interest in the past eight years. That is some serious money!

REFINANCING TAKES EFFORT

Saving money on your mortgage isn?t going to just happen. You?ve got to make it happen.

1) Call various banks and mortgage brokers to get quotes.

2) Understand the terms of each quote thoroughly e.g. interest rate cap, principal and interest split, reset period.

3) Drive over to the bank or mortgage officers officer to discuss the terms and sign the papers

4) Host an appraiser for 5-30 minutes each time so that the bank knows their collateral value.

5) Call back multiple times to see how the process was going.

6) Gathering W2s, bank statements, proof of employment, proof of insurance, credit clear letters.

7) Meeting with a notary to sign 50+ pages at a time.

8) Set up online payments and make sure the payment process worked.

You?ve got to be on the ball and push things through! If I live in my home for another 10 years, that?s another $150,000-$200,000 more in interest savings at least vs doing nothing. Picking up the phone, making photocopies, and trading e-mails isn?t exactly hard work.

REFINANCING HAS NOW GOTTEN EASIER

Since 2004, I?m happy to hear the emergence of online mortgage loan companies streamlines the process and makes it much easier to refinance. ?Everybody knows that doing things online is a much quicker way to go vs. doing things in person.

Now that I have a personal finance blog, I don?t need to call around or talk to anybody anymore because I get a heads up as soon as a rate looks favorable to me. Representatives from mortgage companies tell me when they have a special. I?ve got a mortgage rate widget that tells me what the lowest conforming rates are. And, I trust the specific offers that I highlight because I?ve used them and clients want to offer their best products otherwise they will get bad reviews.

Yes, I may be addicted to refinancing my mortgage, but that?s because I?m addicted to saving money! The actions of the Fed and the state of the global economy have allowed many to refinance and save. ?If you are not at least checking for the latest mortgage quote online, you are likely leaving some serious money on the table. ?If I didn?t check the Spring of 2012, I would have lost out on an additional $20,000 in interest savings over the next 5 years!

Make money and save money. ?Do that long enough and you will be in great financial shape down the road.
